What is The Village at Columbia?

It’s a top-quality residential community designed especially with University of South Carolina students in mind. The Village features a variety of extra-large, furnished apartments and townhomes with luxurious finishes such as hardwood-style floors. Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Village has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at The Village pays a monthly rental installment with a flat $45 utility/amenity fee that includes:

  • A full set of furniture
  • High-speed Internet in each bedroom, speeds up to 1 Gigabit
  • Unlimited electricity and water
  • Trash removal, lawn service
  • Washer and dryer in each apartment
  • 24-hour on-site management
  • Community features — pool, fitness center, sports, etc.
  • Free private shuttle bus service to campus

How big are the apartments?

The exceptionally large apartments and townhomes at The Village at Columbia range from 1,200 to 1,900 square feet in size.

Are the apartments furnished?

Yes, all apartments at The Village include a furniture package including a full-size bed, dresser, desk and chair in each bedroom, a leather-style sofa and lounge chair, end table, coffee table and entertainment stand, plus both a dining set and counter stools. When do the contracts start and end?

The standard term is August 14, 2021 to July 27, 2022, with payments made in 12 equal installments. Limited alternate dates may be available; please inquire with our staff.

Is a co-signer or financial guaranty required?

After a Housing Agreement is signed, each resident is required to secure their financial obligation in one of three ways: by providing a qualifying guarantor (often a parent); by pre-paying the final 2 installments; or by purchasing a third-party guaranty from our partner, Leap. In limited cases, we may also waive the requirement for a financial guaranty if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Village also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Village?

Your living costs at The Village can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Village. Normal payment deadlines will continue to apply.

Is The Village at Columbia open to non-students?

Nearly all the residents at The Village are students at the University of South Carolina and the per-person contracts are also designed with students in mind. Nonetheless, The Village is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired apartment.

What kind of safety and security are provided?

The Village has monitored fire sprinklers, electronic locks and deadbolts on each front door, plus individually locking bedroom doors. Community courtesy patrols are provided at select times, plus security cameras are located in certain areas. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The Village is pet-friendly in select buildings, with required registration, deposit and fee, and subject to limits on animals and breed. The community is smoke-free in all indoor areas. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Village?

The Village offers free surface parking for all residents. Limited guest parking is also available at no charge.

What other transportation options will I have?

The Village at Columbia offers a private shuttle bus to the USC campus and back, every hour from 7am to 7pm when school is in session, with stops at the Horseshoe and College of Nursing.
